*Ring Video security camera for guest & owner protection. One camera with solar charging panel located under front deck -monitoring driveway. This is the only security video camera at the house (Sound has been turned off).
*This is our Summer Vacation Home. Our family both treasures it & lovingly cares for it. We are very happy to rent to other respectful families, combined families or related couples.
*Primary renter must be over 28 years of age.
*No shares, subletting or unrelated persons.
*No party’s, weddings, etc.
*No more than 4 cars can be parked overnight in driveway.
*The use of inflatable beds is strictly prohibited, as is the increase during rental in number of guests beyond the amount agreed on in the initial booking.
*No moving of furniture or artwork, or damaging of walls or Sheetrock.
*We do not allow pets.
*We can accommodate 11 persons maximum. You must enter the exact # of persons when enquiring or booking.
(Exact amount of persons/relation to -must be made known at time of
booking.)

If you exceed the 11 person amount due to an extra child- please contact me to inquire.

*Large 6 bedroom cedar beach house in prime location. Sleeps maximum of 11-12.
Located 3 houses in from the Block Island Sound. Winter water view from 2nd floor deck.
*Beautiful L-shaped 2nd floor wrap-around-deck with safety gate, round table, umbrella (lower when not in use), chaise lounge, settee, side tables, 6 chairs & propane grill.
*Side-of-house hot/cold outdoor shower, table & chairs with umbrella.
*Backyard 6-person-maximum fresh water salt system Caldera Geneva luxury spa (open year round), fire pit with 6 large Polywood Adirondack chairs & side tables, 4 piece Polywood bar set with umbrella, 2 Polywood chaise lounges with side table, curved resin bench with Sunbrella canopy & cushions (lower canopy when not in use due to possible high winds), and solar-powered string lights for ambiance throughout the backyard.
*The home also has an indoor wood-burning Greatroom fireplace.

*Three sets of sliding glass doors and casement windows throughout the home give you lots of sunlight with warm breezes.
*Just a short walk to the public beach, docks, ferry, charters, restaurants, delis, bars and shops.

*Smart front door knob lock entry provides peace of mind & added security.
*Three piece EERO WiFi extension system gives the property excellent internet connection.


Seven TV’s throughout (Includes 1 Samsung smart TV with Fire-cube in Greatroom & Samsung smart TV in 2nd first floor Queen bedroom / all other TV’s have
fire sticks). Two TV’s have basic cable.
Three streaming Blu-ray players throughout, stereo with CD player & Blu-ray player in Greatroom, home telephone with 2 extensions, wifi access throughout, 1-2 surge protector strips in each room (some with USB plug-ins. Grill on deck.
Ceiling fans and portable fans throughout. Fujitsu air conditioning/heating on second floor (four mini split unit).
Electric heat with individual controls in each room.
Each bedroom has a luggage rack in closet. All beds/box springs/pillows are encased in comfortable Linen Spa bed protectors- these must stay in
place at all times. Master bedroom & all 3 Queen bedrooms have memory foam mattress toppers.
First floor recreation-room tall wicker basket has spa towels/beach towels & beach sheets for your use.
High efficiency laundry center located in 2nd floor hallway behind bi-fold doors.
Outdoor swinging bench & teak bench/side tables on lower level, front of house.
At least 4 folding beach chairs provided, beach umbrella, towels, and sand toys, etc.

*Off-season, we can rent for a minimum of 3 nights.
*In High Season (M.D.-L.D.), a special minimum rental is required.

*Electricity, Local phone service, basic cable TV and wifi are included.
*$800 end of stay cleaning, in stay cleaning $400 for any stay over 10 nights (common areas, all bathrooms, no laundry).

Utility Disclaimer:
Utility fees are included in the total rental amount. The guest shall be responsible for the costs associated with excessive usage of utilities during the term of the reservation. Excessive usage is defined as utility costs over $250.00 per night of the reservation.

Cleaning Disclaimer: One end of stay cleaning is included in the reservation total. For reservations longer than seven nights, one cleaning per week is mandatory. In-stay cleanings are the guest's expense.

Off-Season Disclaimer: It is typical that spring cleanings and updates do not take place until late April / early May. If your booking falls outside of Memorial Day to Labor Day, please inquire as to whether or not outdoor furniture and equipment will be available for use prior to booking.

Payment/Refund Policy: All payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners’). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund will be issued to the guest once payment is collected in full for the new reservation. If a new reservation is not made, the guest may use the property for the dates of its original reservation so long as payments have been made in accordance with the payment schedule established at the time of booking and Marquis is notified in writing 72 hours or more prior to the start of the reservation.

Security Deposit Disclaimer: Although rare, accidental damage does happen during a stay. In lieu of a security deposit, guests can rest easy knowing that this property is covered with up to $20,000 of "all risk" damage protection provided by Waivo. Coverage details are provided in the booking agreement.

While StayMarquis manages this listing, the guest experience is managed by the owner of this property, meaning all property preparation, arrival coordination, in-stay communication, and requests for maintenance tasks are performed by the owner.
