An extraordinary property on just over 2 acres well south of the highway with a magnificent new construction main house and separate cottage is being offered for rental in 2023. Set back from the road on a quiet lane in East Hampton Village the home is situated amid broad lawns and gardens. The main house has 9,735+/- sq. ft. on three levels, with 7 bedrooms, 8 full baths, a half bath off the kitchen and a powder room. The cottage is 838+/- sq. ft. with a bedroom, full bath, sitting room, great room, and outdoor shower. The north side of the property opens to a vista over several acres. No detail was left unconsidered in the design and construction of this unparalleled residence - everything about it, down to the smallest detail, is top of the line. The grounds are lush with specimen trees, broad lawns and artfully composed gardens that define spaces and soften lines. A courtyard off the living room features a stone patio with a trickling fountain and lush greenery with purple ajuga lining the sections of a stone path. A border of shrubs and ornamental grasses provides privacy for a guest house which is set away from the main residence. First floor living areas also include a light-filled living room with fireplace and a wall of floor to ceiling glass doors and clerestories opening on the south side to a flagstone terrace embraced by crepe myrtle, horse chestnut and Jane magnolia trees. A formal dining room opens through French doors to a covered outdoor porch. A large dining patio with a retractable awning is accessible from a vestibule on the northeast side of the house and looks over the wild grasses, maple trees, weeping beech, weeping Japanese snowbell, rhododendron and other specimen trees found in abundance in the backyard. An office on the first floor has wood-paneled walls, a brick fireplace with Delft-tiled surround, and French doors on two sides, one opening to a covered porch. A gym, steam room and sauna are also on the first floor, complete with full changing room and bathroom. On the lower level are two en-suite bedrooms with stained glass windows, a TV lounge, wet bar, pantry and linen closet, and abundant storage space. Outdoors, a sunken spa is set away from the house, and a heated, saltwater, gunite pool is farther out in the grounds. The guest cottage also provides privacy away from the main house. Utility Disclaimer:
Utility fees are included in the total rental amount. The guest shall be responsible for the costs associated with excessive usage of utilities during the term of the reservation. Excessive usage is defined as utility costs over $195.00 per night of the reservation.

Cleaning Disclaimer: All reservations longer than one week must be professionally cleaned once per week, the cost of which is borne by the guest. For clarity purposes, the cost of in-stay cleanings are separate and above the fees collected at the time of booking.

Additional Persons: No additional persons beyond the max occupancy of this listing are permitted.

Events Policy: Events are prohibited

Pool Disclaimer: Due to the climate of the northeastern U.S., outdoor pools and attached hot tubs will typically only be available for use from Memorial Day to Labor Day. If your booking falls outside of that time frame and you intend to use the pool/hot tub, please be sure to inquire if they will be available for use prior to booking.

Off-Season Disclaimer: It is typical that spring cleanings and updates do not take place until late April / early May. If your booking falls outside of Memorial Day to Labor Day, please inquire as to whether or not outdoor furniture and equipment will be available for use prior to booking.

Payment/Refund Policy: All payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners’). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund will be issued to the guest once payment is collected in full for the new reservation. If a new reservation is not made, the guest may use the property for the dates of its original reservation so long as payments have been made in accordance with the payment schedule established at the time of booking and Marquis is notified in writing 72 hours or more prior to the start of the reservation.

Security Deposit Disclaimer: Although rare, accidental damage does happen during a stay. In lieu of a security deposit, guests can rest easy knowing that this property is covered with up to $20,000 of "all risk" damage protection provided by Waivo. Coverage details are provided in the booking agreement.
