If the cost of utilities exceeds $175.00/night, guest will be responsible for the difference. Cleanings during a guest's stay and pay-per-view orders are not included in the cost of utilities.

Cleaning Disclaimer: All reservations longer than one week must be professionally cleaned once per week, the cost of which is borne by the guest. For clarity purposes, the cost of in-stay cleanings are separate and above the fees collected at the time of booking.

Pool Disclaimer: Due to the climate of the northeastern U.S., outdoor pools and attached hot tubs will typically only be available for use from Memorial Day to Labor Day. If your booking falls outside of that time frame and you intend to use the pool/hot tub, please be sure to inquire if they will be available for use prior to booking.

Off-Season Disclaimer: It is typical that spring cleanings and updates do not take place until late April / early May. If your booking falls outside of Memorial Day to Labor Day, please inquire as to whether or not outdoor furniture and equipment will be available for use prior to booking.

Payment/Refund Policy: All payments are non-refundable, unless stated otherwise. If renter must cancel the reservation, Marquis will re-list availability, and in the event Marquis is able to re-book the nights renter originally booked, a refund may be processed. We strongly encourage renter to purchase travelers insurance (which Marquis offers) as a means of payment protection. Please note that all bookings must be paid in full prior to arrival.

    Great house! Better than the pics. 7 people and a 20lb dog and there was room for more. Very well kept and spacious. Lots of activities at the house, but if you do venture out you are close to town(s) for restaurants, shopping, etc. and nice vineyards close by. We are already looking forward to our next stay.

    Windmill Lane Manor was one of the nicest homes we rented in the Hamptons! The house space, accommodation and room sizes were perfect for our family of eight adults, an infant and dog! The outside area with the pool, garden and tennis court was amazing! We thoroughly enjoyed the house, the layout and the basement area (part of the family was working during the week and we all managed to do so with no issued in terms of space or connectivity). Would definitely like to come back next summer to spend a longer time! Our host was so cooperative and helpful with all our questions and needs. Thank you for a lovely trip!

    My extended family stayed at this wonderful property - enjoying the large and private fenced in yard, perfectly situated pool, hot tub and outside deck with ample seating for eating and relaxing outdoors! The interior of the home is beautiful with great space for all of us to be together, and have a place for some alone time - the exercise area in the basement was top notch! The owners were very easy to connect with and very helpful and professional. Hope to return to this property again for another great vacation!

    Our family and friends had an amazing time at this property. The house was perfect for our needs with plenty of room and privacy for everyone. The backyard amenities of the pool, spa and tennis court kept us entertained at all times of day. Water Mill is a beautiful town with so many great restaurants and things to do nearby. The host offered so many fantastic suggestions that made the trip even more memorable. We spent 8 nights here and we wished we had booked 8 more. We look forward to visiting again!

    This is a spacious house very conveniently located near Bridgehampton town. The owner is incredibly responsive and helpful with anything you could need. The yard is great for kids, in particular the basketball/tennis court and lots of grass to run around on. It's a short drive to the beach - in the off season you don't need a permit and it's well located for running either south of the highway or north towards the farm. The gym in the basement is also awesome - has all kinds of machines including a Peloton! The kitchen is incredibly well stocked with every type of kitchen tool you could need.
