Utility Disclaimer:
Normal usage of the following utilities is included in the total reservation amount:
Pool Heating (if applicable), Pool/Hot-Tub Maintenance (if applicable), Heating Oil/Propane/Natural Gas, Electricity, Cable/TV/Internet/Phone, and Garbage Removal

If the cost of utilities exceeds $100.00/night, guest will be responsible for the difference. Cleanings during a guest's stay and pay-per-view orders are not included in the cost of utilities.

Cleaning Disclaimer: All reservations longer than one week must be professionally cleaned once per week, the cost of which is borne by the guest. For clarity purposes, the cost of in-stay cleanings are separate and above the fees collected at the time of booking.

Events Policy: Events are prohibited

Pool Disclaimer: Due to the climate of the northeastern U.S., outdoor pools and attached hot tubs will typically only be available for use from Memorial Day to Labor Day. If your booking falls outside of that time frame and you intend to use the pool/hot tub, please be sure to inquire if they will be available for use prior to booking. The pool will be closed on October 15 and will reopen in Spring.

Hot Tub Disclaimer: The Hot Tub will be closed on October 15 and will reopen in Spring 2020.

Off-Season Disclaimer: It is typical that spring cleanings and updates do not take place until late April / early May. If your booking falls outside of Memorial Day to Labor Day, please inquire as to whether or not outdoor furniture and equipment will be available for use prior to booking.

The outdoor furniture has been put away as of October 15.

Payment/Refund Policy: All payments are non-refundable, unless stated otherwise. If renter must cancel the reservation, Marquis will re-list availability, and in the event Marquis is able to re-book the nights renter originally booked, a refund may be processed. We strongly encourage renter to purchase travelers insurance (which Marquis offers) as a means of payment protection. Please note that all bookings must be paid in full prior to arrival.

    Our family of 6 had a wonderful stay for a week and a half. The property is secluded, well maintained, has a fence going all around -- a huge plus for with 2 year old twins -- and had everything we needed. The listing was accurate and the communication with both the representatives and the owner was prompt and efficient.

    This house was a great location for us. Remote from the crazy downtown but within walking distance to the beach (20 minutes) or quick bike ride. The house was very clean and well stocked. The outside is relaxing and lovely. The only complaint is that the cushions for the outside furniture could use an update or cleaning. Also the house is hard to find as Cross Highway East does not show up in any GPS system (not Waze or Apple Maps or Google Maps). Stay Marquis should provide directions from the Montauk Highway before arrival to avoid stress.
