Wellness is Reshaping the Luxury Rental Experience
Summer may put the Hamptons on the map, but the off-season has an appeal all its own. Crisp autumn days, peaceful winter weekends, and the first signs of spring create a quieter, more relaxed East End experience; and the right property amenities can give guests even more reason to visit.
Wellness has become increasingly intertwined with luxury hospitality—and the shift reflects a much broader change in the way people travel. According to the Global Wellness Institute, wellness tourism reached nearly $894 billion globally in 2024 and is projected to grow to approximately $1.4 trillion by 2029. Travelers are increasingly looking for ways to maintain or enhance their well-being while away from home, making wellness less of an add-on and more a part of the travel experience itself.
That interest is showing up in travelers' priorities, too. Booking.com's 2025 Travel Predictions, based on research among more than 27,000 travelers across 33 countries and territories, found that 67% were interested in discovering wellness activities they could incorporate into their everyday lives, while 60% expressed interest in a longevity-focused retreat.
As travelers become accustomed to experiencing high-end wellness and spa-inspired amenities like saunas, steam rooms, cold plunges, hot tubs, and gyms at high-end hotels and resorts, bringing those amenities into private homes curates a unique wellness experience that today's discerning travelers are looking (and willing to pay) for.
Wellness amenities can also have a measurable impact on rental performance. According to Vacasa, vacation rentals with hot tubs can generate 15-20% more annual revenue on average, particularly in cooler seasons. Locally, AirROI's 2026 data for the Town of Southampton shows an even stronger correlation for saunas: properties with saunas generated an average of $109,106 in annual revenue, compared with $54,392 for those without, while just 2.9% of local listings offered the amenity. While these figures don't isolate the amenities as the sole cause of higher revenue, they suggest that wellness features can be valuable differentiators in the short-term rental market, especially in destinations where extending demand beyond the peak season is important.

These amenities turn time spent at the property into the wellness routine and create an experience that feels restorative, intentional, and entirely its own.
